is this market ever going to stop???? I bailed at $470K and that was a record high last year, but looks like we are heading for new highs.

I must confess I have just had my offer accepted in Girrawheen.

BUT I ALWAYS freakout when an offer has been accepted so to make myself feel better I thought I would get a list of all the crazy figures for the area. Double checking research and calling more surveyors just in case I missed something.

Feel better now. purchased on the western part near parks and wanneroo road and on a no through road area very quiet..

No it wasnt. I discounted that one as it had a double easement and a few other issues. BUT did like that it had a marangaroo address...

Purchased on the beach road side.

That wouldnt have been 31 Manolas by any chance? I just had my offer accepted around the corner on Templeton. Neighbours! :D
 
Im new to this entire forum.

Im still young and learning everything and the absolute basics of definitions. Just starting to look at properties now.

However i know in WA Balgla/Nollamara esp Balga are sort of frowned upon as living areas. However i can certainly see the investment property worth especially with an allocated rezone property.

Id happily buy here but probably not live here. I think Mirrabooka is sort of okay however i could be getting mixed up with Marangaroo.

Nollamarra:

Just saw a 3x2 listing a few houses down from mine (bought in Jan 2014).

New listing is 16% higher than my listed price from January.
 
I have been watching that.

A 3x1 around the corner on 730m2 went for $465.

One more to go that price or higher and I am going to get a valuation done on mine since the new bathroom was finished today.

Remember to wait 6-8 weeks after sale as Valuers can only use sales which have settled for their comparables.

Most importantly you could do 3 single storey villas. Those 698 sqm ones would need 2 storey homes which would be uneconomical

Yep probably should have specified.

Plus Marangaroo address over Girrawheen. Pretty sure the Girrawheen ones have been selling for closer to $500k? Granted they are renovated, but retaining existing is irrelevant when you look at triplex potential.
