I really liked how they sent all mine in one envelope, never seen other organisations do yet..
Anyone here buy this Davoren Park double?

At $309k I thought it was ridiculously overpriced so will be interested to see what it sold for.
Wow that's on one of the worst street too. Anyone else notice the asking price for has gone up heaps lately? Can barely find anything decent that doesn't have a price tag beginning with a 2xx
I agree in the last 12 months most houses for sale in Elizabeth are listed at minimum 200k , doesn't mean they are all selling for this though.
Mostly semi detach are listed around the 150k mark which is way over priced for any semi detached house around Elizabeth IMO
sorry only focusing on >900 blocks
Would likely include a reasonable amount of >900
It's interesting that there have been that many >$200k
Elizabeth House Sales Last 12 months >$200,000 >600sqm
Elizabeth Vale 31
Elizabeth Park 27
Elizabeth East 25
Elizabeth Downs 24
Elizabeth Grove 11
Elizabeth South 9
Elizabeth 8
Elizabeth North 5
Total 140
Need to compare that against the sales volumes for sub 200k.
Elizabeth House Sales Last 12 months $100,000 - $200,000 >600sqm
Elizabeth Vale 9 (3 of these are $195-200k)
Elizabeth Park 36 (6 of these are $195-200k)
Elizabeth East 25 (5 of these are $195-200k)
Elizabeth Downs 50 (10 of these are $195-200k)
Elizabeth Grove 16 (3 of these are $195-200k)
Elizabeth South 17 (1 of these are $195-200k)
Elizabeth 7 (2 of these are $195-200k)
Elizabeth North 37
Good job Brady.
So near on a 50% split between sub 200 vs 200k+ sales. I'm surprised to be honest, I thought it would have been more of a 2:1 ratio - times are a changing.
Sales per suburb largely reflect the quality of the areas, ie. the high number of Elizabeth Downs sub 200k sales.

If someone has too much time on their hands, it would be interesting to go through that list and look at how many of the 200k+ sales where new/recent builds.
Not many, pretty much 0. These were all >600sqm not many people build brand new on >600sqm in this area.
