What about Beckenham in Perth?

Let's look at a few examples

R20/R25 - 109 Williams Street for FROM $499k

- this is a 4 unit site (4 x 375sqm!!)
- villas would be house like at 190 sqm (probably a 4 x 2 single level)
- has a rear laneway which might enable you to configure 2 lots off rear laneway and 2 off William St. This idea would be precedent for the area but is popular in every other area that has rear laneway access.
- 750m walk to train (but you don't want to be TOO close)
- I'm pretty sure has deep sewerage available (but don't take my word for it)

R60 19 Streatham FROM $690k

- R60 1217sqm site
- has a DA for 10 units (I'd say we're talking apartments here as I calculate I could put 10 apartments on it mixture of 1, 2 and 3 bedrooms)
- walking distance to train station
- walking distance to primary school (practically next door)

I'm not guaranteeing anyone's return, nor if the above is decent pricing nor have an agenda for the suburb BUT it does seem to be quieter on the development front which can be good. There is a blood bath in Balga/Westminster/Nollamara which is stretching into GirraDoolaRoo (aka KGB). I'd be looking at areas like this instead where you can get in on the ground swell before it turns too popular.
 
sorry to revive an old thread but i figure its better than to start a new thread.

just wondering if anyone still thinks beckenham has potential now. seems like a lot of the development potential properties are being snapped up fast.
 
The area is booming, with many new developments. Take a drive up Brookland Road and you will see that things are looking sunny.

Development sites are available but they sell fast. As mentioned previously, clay can be a bit of a problem although it is not insurmountable.
