I need some advice on whether to proceed with a purchase... We just had a building and pest report done on a property we're going to purchase... the inspector has wrote the following in the report...
3.3 Pest Activity
The visual timber pest inspection throughout the building was supplemented with thermal
imaging in areas where such equipment was useful and practical.
Active termites were not found during the inspection.
No evidence of other timber pest activity was found.
Evidence of previous termite infestation was observed. The extent of this infestation was
relatively minor. Termites had entered the building near the front entry patio, moving
directly upward and into the wall adjacent to the front door. No significant associated
structural damage was observed.
Readers of the report should be alert to the possibility that there may be damage from
termite infestation to some structural timbers within the building which are obscured by
wall or ceiling linings, and that such damage was neither inspected for nor is reported
herein.
No physical evidence of previous preventative pest treatment was observed.
No areas of high moisture, poor drainage or other conditions conducive to termite
infestation were observed.
3.4 Conclusion
The building is of typical condition for its age and construction type, and requires some
repair as noted.
3.5 Assessment of Risk of Undetected Damage
In the opinion of the Consultant, there is a risk of undetected damage to the building ifrom
previous termite infestation.
3.6 Recommendation for additional investigation
There is no recommendation for additional investigation or specialised inspection to
supplement this pre-purchase inspection.
3.7 Further comments or recommendations
1. Termite management - While not essential, a termite management program in
accordance with AS 3660 to protect against subterranean termites is recommended for
this property. Where no termite management system is implemented, regular inspections
for timber pests should be conducted by an appropriately qualified person.
