Subdividing

I often see houses straddling two blocks and imagined the house was deliberately built on the two blocks. My own parents did when they built their own home and the beauty of it was only one set of council rates was paid.

I was wondering if it is possible to subdivide into two blocks while an existing house is straddling them? Would there be any increased valuation as if the house were moved in the future there is two instant blocks?

You can apply for a DA to subdivide however, the council will not seal the plans unless all the conditions on the DA have been met. One of the conditions will be the removal of the house.

If all the sizes are right, and frontages, sq metres building setbacks are right, you could just get the boundaries realigned. Reasonably cheap because there is no actual subdivision involved.

Or you could just move the house onto one block of course. Often worth the expense too.
