Stamp duty for multiple titles?

Hi,

I'm looking to purchase a house that is on 2 titles in SA.

I am not sure if I would be paying stamp duty on the total price i pay for it (500k), or whether I would pay tax on each title individually (200k for vacant land title and 300k for title with house on it). This effects the total amount of stamp duty I pay.

500k = $21,300 stamp duty total

200k & 300k = $6,800 & $11,330 = $18,130 stamp duty total

I tried speaking to the estate agent about this but he didn't know.

Probably the aggregate value. Ie the higher amount.

LOok up the duties act sa and do a search on the word "aggregation"
 
i am pretty sure they charge the total transfer, but hey u can try negotiable to settle 1 first and settle one after. say one finish on 29th of june and one settle on 1st of july. :) thats 2 different years apart speak to your bank or conveyancer.. is this no 46 grange road property :) i was looking at that.

This advice is totally wrong!

best to get legal advice from a lawyer not a bank 9or a conveyancer). see s101 Duties Act 1923 SA
