What is the best way to go about this if you dont have the cash to fund 100% up front?

I am thinking of projects in the $50-$100k bracket

Equity is not an option, do any lenders fund on estimated gain from alterations?

Banks do here.

If you get a draftmans/architect to make up the plans for the alteration, and a quote on how much it will cost to do them, then get a Valuer to value the property post alteration (on paper) the Bank will give you the money.

Apparently. But it was the Bank that told me that. Westpac.
