Ringwood help

I posted this post a while ago but I had no responses. Maybe someone has knowledge of Ringwood..

My aim is to buy a piece of land large enough to subdivide in the future in Ringwood. It's my first project and I've selected Ringwood because it's a transport hub, has enough facilities and cheaper relative to inner easter suburbs so at the very least, I would be able to sell it after a few years when I finish.

But I have no idea about Ringwood in terms of the southern areas under the railway lines, the northern area above the shopping centres and the eastern areas near maroonda hospital.


. Are there differences between the areas?
. How big a land do I need in order for the local council to approve for subdivision?
. What would be a good future location to buy a house for under $500K?
