NRAS property

what city?
Perth. Not a specific property. Just investigating what is available, price, rent, location etc. Early days. I am also looking at four non NRAS properties as potential candidates in inner-mid ring suburbs. At this stage I am leaning towards the non-NRAS properties but keeping an open mind.

ive built a couple of NRAS projects, everyone seems to be very happy with the product and figures.
discount the rent by 20-25% and recieve a govt bonus.
the 10,350 bonus per yr is from govt and not taxed. that makes it worth a bit more (around $15,000 ) pre tax at 30% tax rate.. 10 yrs is a good innings.

The best deal is the cheapest,,, i sold some for 150K, they get the same NRAS rebate.... whereas a 600K property gets same NRAS and the discounted rent is a bigger hurt.

NRAS is all but wrapped up now with round 5 in the wind. Ive kept 3 from last project and have another project of 20 in NSW.

all sold off the plan and now due to complete building in 3 weeks.

2 cant complete purchase and are for sale. 2br waterfront 320/340K, elevator low BC .
