Insurance during IP reno

Hi guys

In planning stages of an Ip Reno in vic

Currently tenanted. It's a house. Have building and landlord insurance with Ebm (rentcover package?)

Will be doing mainly cosmetic Reno eg adding some cupboards in kitchen, replacing vanity in bathroom, replace backyard fencing, replace built in, Install fences in front yard. Once done, I will rent it out again.

Do I need to notify insurer of my intention to Reno when property is vacant?

Do I need another policy to cover myself from third party liability during Reno works? Eg: tradie comes on site to quote and slips on dust caused by carpenter, he injures himself and sues me.

I read the policy document, I couldn't see any exclusions ie I think policy still works if I'm doing Reno and it's not tenanted. For my peace of mind I just wanted to see if anyone else has looked into this, perhaps the Ebm representative can confirm?

A good question to ask your insurer. I know mine is OK with coverage during reno's as long as the Reno isn't costing more than $100k.
