Impact of students exit on rentals

From my own experiences in the Sydney market (uni), the opposite has occurred. We appear to be swamped by overseas students!!

With more and more international students leaving Melbourne and future enrollments reduced by half (due to immigration laws and gang attacks). Do you think it will have negative impact on rentals and hence property investment in coming future.

It would have a negative impact if every living soul (including students) left melbourne. The last person out would have to turn off the lights as well.
 
The main brunt of the impact may be on specialised student accomodation. Having said that, I am sure there will be a flow on effect to many inner city apartments near uni's in terms of the demographics of the renters.
