Fences and Body Corporates

Our unit is a corner unit in a strata complex. The external boundary fences are rotting and in need of repair/replacement. I would have thought it'd be fully covered by the body corp, but someone from the body corp management company have told us that the owner and the body corporate split the cost half-half. Is this common? And is there some way we can verify this is correct?
 
you may have to read your strata plan. if your yard common property with exclusive use? or your land on title? the outcome will be different in each case.
 
If its a boundary with another non strata neighbour, wouldnt the cost be split between the strata scheme and the neighbour 50/50?

I would have funked 100% BC and funds used from sinking fund etc.
As another op mentioned depends on what state.

50/50 seems fair enough though if your fence is rotting in your parcel.

Also,DaveM brings up a good point too,re:is your fence boundary with a neighbor?
