Developing Small lot homes in Sydney

Which suburbs in Sydney have development activity more centred towards subdividing for the purposes of knock down and building/selling small lot two story homes as opposed to units

I'm new to the Sydney market but have experience in this type of development within 7-10 kms of the Brisbane CBD (eg subdividing 810m lots to build two small lot homes). Is there an equivalent market in Sydney with a similar price point and demand for small lot homes to that of the Brisbane 7-10km radius market?

Not quite the response you're expecting.

Any reason you are looking at Sydney? It seems to me with the rezoning happening through Brisbane, you'd be better off working in your home town where you already know the market.

Sydney is pretty hot atm.
