What yield is expected on commercial property?

10% seems very high to me, especially compared to residential at the moment being mostly under 5%. If you can get 10% return on commercial, why would anyone bother with anything else?

    Edmonton (Cairns)

I have a house in Edmonton that has been consistently let since I bought it a few years ago. There have been 3 different tenants, with only a week or so between, so not too bad. However I agree with the Northern Beaches scenario - That area doesn't seem to be performing quite so well...

    Logging on and vanishing threads

Hope I don't lose this one too! Once again, I have just spent ages typing up a longish post, and gone to submit it and a screen comes up saying 'you are not logged in blah blah' and I lose what I have spent so much time on. VERY ANNOYING and why I rarely bother anymore with anything other...

    Forum Funnies

Late one Friday in Dublin, a policeman spotted a man driving very erratically. He pulled the man over and asked him if he had been drinking that evening. "Aye, so I have. 'Tis Friday, you know, so me and the lads stopped by the pub where I had six or seven pints. And then there was something...

    Forum Funnies

The efficiency expert concluded his lecture with a note of caution. "You don't want to try these techniques at home" "Why not?" asked someone from the back of the audience. "I watched my wife's routine at breakfast for years," the expert explained. "She made lots of trips to the...

Crap management by biggin&scott Laverton office(Victoria)

How big are these transaction costs? Perhaps you having the money in your account earlier, getting the interest, would offset these costs? Otherwise it's sitting in the agent's account earning them interest.

I ....errr..... think this is an orchid

Isn't it just beautiful? Yes it's definitely an orchid, I think a cymbidium, but not being an expert am not 100% certain. Perhaps there are some avid gardeners who could give us a definite moniker for this gorgeous flower? Thanks for posting that lovely picture Sunfish.

Cashless in Korea... bring it on!

Absolutely agree with you. You can't beat real money. Some of the scenarios suggested sound like the thin edge of the wedge, and not so thin at that. An anonymous card that you can put credit on and then swipe for small purchases would be okay, but anything in your mobile that can be...

    $%#@!! Vic Land Tax

Trouble is, the unimproved land value as decided by the Dept of Natural Resources and quoted on your rates notice, bears little, if any, relationship to the MARKET value of your property.

Anyone heard of Positive Real Estate?

Hi, Travelbug. I agree that it is very annoying when people want to speak to my husband, and he has to say - speak to my wife! I went to an Australian Institute of Management seminar once, filled in forms & stuff in MY name, and my husband received follow-up mail etc from them. Straight in...

    5 or 10% at auctions?

You just have to make sure you do it before the auction. The auctioneer will generally then offer that same thing to all bidders.

    multi leasing

Yeah, it's bloody hard work. Banks don't like it, so you could scotch your finance application if you say it's for student accommodation. Be careful of council by-laws and regulations. And then there are the students who will treat you more like a den mother than a landlord sometimes...

    I can't help it..seriously RE Agents..get your S!@T together!

Just a quick thought. You give your location as near Ingham, Nth Qld. Aren't you all under water there!!?? Is the agent also in Ingham, and the purchase property? Maybe the floods have something to do with it at the moment?

    10 Days in 100 years

I've been thinking the same thing Sunfish, looking out at all the rain we're having and the comparatively cool temperatures (in high 20's) and wishing there was some way we could share all this abundance of water with everyone in the hot dry burning south. All the best to everyone near the...

Ray White is a complete waste of time

Me too. There are so many properties to sift through, why would you waste time even considering one with no price listed. Another thing that really bugged me when we were looking for our PPOR was ads that didn't state what suburb the house was in. As we were looking for ourselves and had...

    Exciting times ahead

Thanks for your answer Di, but I'm confused as I thought the consensus was that rent to own and wraps were the same thing. Can anyone explain the difference - or where I can find details of how to do this as the owner of a property wanting to rent to a "tenant" for that person to then own the...
