I wouldn't want to live in most of my properties.
Not because they are ugly (which a lot of them are)...just because.
As soon as an investor can distance his expectations of a what a property should look like...that is when you start making money.
We're interested in CF more than CG.

I wouldn't buy a place if I was scared to go go to the property..whether it be the neighbourhood or the tenant....unless Rob would go ...and nothing scares him.
 
wow. I just looked on the map at the link. 190 years ago my great, great ,great grandmother and her family owned ALLof that. Most of those streets are named after my ancestors. Wish we still did!!!!

I'll swap! Hubby's great grandfather owned a large portion of North Sydney. Lost it gambling I'm led to believe. :eek:

pity! Apparently my GGfather (on other side) was offered a nice patch of land on the Gold Coast for 50 quid but didn't take it- It's now called Surfer's Paradise :mad:

I saw you picked yours up for $200k a little while ago?

So be careful next time you say no to buying a property. You never know one day your great great grand kids might curse you saying if only my GGFather bought it at that price.

Just did some months on a 180k purchase:

Purchase price: 180,000
Stamp Duty : 4,800
Legals/Inspect: 1,500
Reno : 6,000 (am using your figure)
Selling Costs : 5,000
Holding Costs : 2,700

Selling price....more like $230k and costs in first year are $190.

So the profit is about $40k.....after tax (assuming) 40% marginal rate you are left with $24k.

So I am not convinced yet.......though the numbers look okay.

In my opinion it is an okay deal....particularly given the area and potentially not being able to dispose property in a fire sale.

Nah! It was less than that. The price you saw was an internal sale out of my Trust to me. :D

BTW I'm not at all convinced that PS get that great a price. They just want to get purchases for their clients.

Well, theres 2000sqm on 2 street frontages if we ever want to do a site. Its not worth anything from that angle today but in future could be a spot to put 8 or so dwellings :)

Yep as many say on here it appears they just want to earn their fees/comissions rather than getting the best deal otherwise they'd buy cheaper.
 
Damn, I didn't see that one go up for sale. I did see No 5, and wanted my daughter to get it (FHO), but she wasn't interested. Because I've got the two street addresses I'm thinking of fencing the back section & putting a GF up there.

Good idea. We should apply to council to close the alley way if you want. Three votes in favour. This way we can get extra land, less riffraff.
