If they give it to undervalue enough, lenders will consider it a favourable purchase and the difference between valuation and purchase price will be considered part of deposit funds. For cheap enough you can get a property without any deposit. ;)

A little overpriced for the area and slightly older stock, all the chattel with the sale could cause val problems if on contract. Better to Gumtree all the items off.
 
Rental yield averages 5.93% ..so on a cash flow perspective might be good. Thanks for the tips guys, I'll ensure the contract is purely based on the property price.
