    This is my dilemma. If I sell (like you) then I access the increase CG and can then buy a property which now has increased CG - the pain is offset by my own gain. But my plan is to HOLD. So I have to suck up the pain of new properties CG - I can do this I suppose by accessing equity in mine...

    That is the worrying thing. Even though I have purchased 2 developments in the past 6mths by the time they are finished I wonder how much I will have to pay for the next project :eek: I want prices to go up but I don't :rolleyes:

    I just noticed that too! There are less than 10,000 listings and yet almost DOUBLE the number of listings sold than last month and last year. That is SCARY good :eek:

    I agree stock levels are low but I'm not seeing much of a corresponding CG. Lower end markets are increasing in price but I think pricing for many suburbs is showing little or small gains.     Just a heads up Jake - I had a quick squiz at Catalina and I think most of the blocks left are the ones with compulsory 2 storey builds

    For a PPOR the prices are comparable but if INXS buys his block for $70k cheaper and both properties have 4 bedrooms the rent will be quite similar but his outlay is cheaper. Having said that it's often more expensive to build on smaller lots but it's all in the calculations.

    Mahahahahahah <evil cackle> at those figures. I'm glad I've bought, now I hope to build during the 'growth' phase and get some CG during building. It's not fatal if I don't but it would be nice. Verrrrry interesting articles.
