    Thanks Sheryn, food for thought. Interesting info on the gas. I have never been a fan of gas for this reason. Have paid a bit more on the new duplex to get solar with electric booster. Otherwise I would have had the standard Perry Homes gas unit. Can't beat solar HW IMO.

    Have you found out the costs for the DOP Sheryn? Have you avoided stamp duties? How would you do it next time? I was thinking of a scenario where I might buy a duplex block with a friend for PPOR with the end intention to strata the houses and own 1 each. How could we minimise costs?

    You may get it built for as low as 1000 - 1200/sqm through a large project builder but a conventional builder will probably be at least 1500/sqm. These figures are assuming it is easy access on a flat block with fairly stable soil type.

    Don't agree with him there Sheryn. My trusty agent told me that tiles v timber is much of a muchness when it comes to selling. I would have had to pay an extra 7k per unit to put timber in my recent duplex. :eek: The duplex (and lawn) is looking great. Did you notice the hand in the picture...

    What about the reduced cost of laying less tiles and using less grout :) It didn't make any difference with our tiler. He said it all balances out in the end.

    Personal preference dept. I think they create the impression of more space but others may disagree.

    Happy to see it's moving along for you Sheryn. Do you have to go down to 200's in tiles or are 300's ok? I need to get onto tile selection shortly so will need to make this decision as well. In our last duplex we went 200's but I think 300's would look better. Regards, Ian
