    I think this is a common mistake by investors. Going for 'what you know' rather than 'what you dont know'. I think its best to learn more about what you dont know and then make the choice based on value.

    Yeah thats pretty common - it generally takes a while to hit the serviceability wall. Agree that capital is generally the constraint earlier on. Have been doing the same - purchasing non regional cash flow properties too.
