    just had this conversation yesterday with an APG agent. pay little for the block, spend a year in council for planning and building license for a level block, or fork out $18k for brick build up alongthe whole one side of yoir house. suddenly,it aint so cheap.

    ease up tiger! no one said anything about a boom, and WA certainly doesn't need one; nor want it. a return to normal 3-4%pa growth is all that is needed and makes for a healthy market. start talking boom again and we all know what follows.

    Jarrad is more about the vendor's needs than nabbing a sale - hard to believe, i know, but it's true. Every other agent in town will want to have full exposure for when people have time off to look, just like every other agent.

    it's builders, sanj. small time, do maybe 10-12 a year, the profit on the build is what they eat with for the next year. no funding, all out of pocket. nice position to be in.

    have you seen the rental values? at 330k for a 3 bedder, the current spate of rent prices plus those super attractive 3yr fixed rates could mean a neutral property in 4-5 years.

    i think you'll find that was as good as it was going to get - still agood market though. heading into october we're all going to get the jitters with the traditional dow/sp stock sell off.

    no, 12,000 was used as the 2007 benchmark from the ABS 2006 census. the adjusted number (to account for actual pop growth) from the ABS 2011 census is 13,500.
