advice needed on first investment property

The trick with the first one is to buy something hassle free. If your budget is $300-350k and you're looking at Annerley, Coorparoo etc then you're limiting yourself to a run down unit probably needing constant repairs. If I was you I'd look at areas like Kallangur or even Burpengary. Newer 3...

    Is Bendigo past it's prime?

In my research on Ballarat I contacted the local Constabulary and they indicated that Mount Pleasant was not so pleasant.

    Miners Rest Ballarat-advice please

The issue with Ballarat at the moment including Miners Rest is the vacancy rate creeping up to be around 3.4%. Although the story for Bendigo is worse at over 4%.

    Is Bendigo past it's prime?

Ballarat Central, Soldiers Hill and Black Hill. Avoid Mount Pleasant. Miners Rest, where we bought is full of newer properties, mainly owner occupied so of course I would recommend there.

    Is Bendigo past it's prime?

Why look elsewhere than Ballarat? I don't think it's at the top of the cycle, houses are affordable, yields are good and there's quite a bit of investment heading in that area. In saying that, one thing I did overlook during doing my research was the price of stamp duty in Victoria which is a...

    Is Bendigo past it's prime?

Those that think nothing is happening in Ballarat should probably have a look at the major projects sections of the Ballarat City Council website. Population projections also show Ballarat having a higher population than Bendigo every five years for the next 15 and increasing at a higher rate...

YIKES! Keep an eye on CAIRNS!!

I think Aquis is a pipedream. The project is far too ambitious. If it does then it will be done on a much smaller scale than the plan is at the moment.

YIKES! Keep an eye on CAIRNS!!

Cairns is benefitting from 2 main factors: a low dollar which is driving tourism and low interest rates. Neither lasts forever.

    Is Bendigo past it's prime?

Lower vacancy rate, lower unemployment, closer to Melbourne. Plus Ballarat is more affordable.

    Is Bendigo past it's prime?

Ballarat is a better bet than Bendigo.

    Miners Rest Ballarat-advice please

Too late. Property purchased and settled. I think we've bought approx $20K under what similar properties are currently selling for. As for crime, like I always do, I rang the local police and went through various suburbs for crime rates. The response on Miners Rest was "great area, very little...

Brisbane,Toowoomba or Cairns - Lost the plot.

If capital growth is your main factor then forget Bentley Park (bad area), Brinsmead or anywhere in Cairns for that matter. With your budget I'd sticking with Brisbane.

    Anyone used Binvested?

I believe they have the infamous 'Stef', whether it be a male or female, 'Stef' is a ferocious terrier ready to attack anyone who dares to question its Master ie 'Nathan'. 'Stef' is let off the leash the moment someone comes near Master Nathan to point out that presented numbers just don't stack...

    Anyone used Binvested?

I really don't know how Binvested have any clients at all. They not only have poor customer service but abusive customer service. I have commented a couple of times on their videos showing property gains when their numbers make some rather optimistic assumptions and I just got abused by their...

Completely different markets with different 'social issues'. White Rock still not a good part of town.

Looking for help. Cairns locals chime in

Edmonton and White Rock have a lot of 'social' issues as well. There is a lot of Dept of Housing stock which can ruin whole streets with one bad tenant and there's plenty of them. The land release at Mount Peter will definitely keep a lid on massive price rises but the area is benefitting from a...

    Cheap buys with good prospects

All these areas would be considered low socioeconomic areas that have some significant issues. I am more familiar with the QLD locations than Salisbury though. Logan, Deception Bay and Goodna have historically been high crime areas with very poor social infrastructure. Logan has a high...

    Investment property- Cairns

Machans is simply not as nice as the other beach suburbs and therefore may not attract the highest quality tenant. Drawbacks of the beaches are the airport noise but it's not that bad, and all the roundabouts into town. Traffic during peak times is a nightmare. The southern suburbs got a massive...

    Investment property- Cairns

Cairns market has moved but is still moving if you're quick. Beach suburbs are a sought after area to live/invest but research is needed for flooding/cyclone prone areas. Machans Beach should probably be at the bottom of your list for the beaches.
