    Not having a tenant in the house for a month or losing a good tenant can make the cost of an a/c look cheap. Cost of A/C adds value to rental property, offset against your tax anyway Can attract better rent, keep good tenants. I don't see it as an unreasonable request Just my opinion

    Thanks for everyone's input, have decided to continue with what is listed at this stage and see how it goes. All feedback from others is that the PM is very good at their job, so we'll see how we go. We don't mind paying a little bit more if it's reflected in the service.

    Thanks sharpcq for your thoughts on that, I'll take it on board,the reasoning is they have to do up the paperwork, processing fee and suring up the tenants ect. :) The situation we are in, is that we are taking on a PM from a house that we have just purchased.

    Tenant leaves pool gate open

    An idea might be to put something in place like including the pool cleaning in the rental charge and have the tenant to pay for the chemicals if required. That way you know the pool is being kept in a serviceable condition.
