Well im looking to do the renovations which will bring me the most value, I plan on getting it revalued in a year or so and hope to draw some equity and purchase a 2nd IP. So I am essentially wanting advice as to which renovations would bring the most value whilst still being affordable :)

Yeah they both need to be street fronting, as it stands only corner blocks can be zoned at the higher density. I have spoken to the council already regarding this :) EDIT: Oh and its proposed R40 in a few years anyway, so I will probably just wait til that goes through :)

How did you get early access? My place is settling in 9 days and I'd love to get in there earlier. Do you just ask the seller if they're cool with it? I thought it wouldn't be allowed for legal reasons, if settlement falls through, etc. Cheers

Thanks Chausta I've booked Alpha Timber Flooring in as they are the cheapest at $25/sqm. I thought the cheapest I'd find was $30/sqm so I was surprised, thanks mate.

Great, thanks for clearing that up. So I guess I'll just proceed with the reno's, get a QS report done just prior to renting it out as an IP, and then I'll do a scrapping report prior to demolition. Thanks a lot guys.

Ok thanks. Should I do a QS report now? It was built in 1961 and has no significant renos done to it. Also, I plan on demolishing, subdiving and building on the block in around 5 years time.

Ok so the work is tax depreciable once it becomes an IP, obviously no cashy work then. Whereas if I wait until its an IP, all of these works can be tax deductible?

Yes it does. The property im looking at is r30, 850m2, good pocket no state housing and under market value.. my buyers agent is inspecting it today (im on an oil rig atm). Might put an offer in! Have never spent any time in the area though..
