    the mother of all bubbles

Hard to tell, I'm thinking that it could be like the NSW central coast, where prices in good locations have already moved so if we were to catch the wave we would have to buy further out. The yields aren't anything special and combine this concern with the uncertainty of work, the tighter...

    the mother of all bubbles

I guess you will notice the oversupply when you can't rent or sell a property easily. I haven't looked at Melbourne for a while but I was looking at Brisbane listings on a map view yesterday and there are many properties for sale. I don't remember seeing this many before. They are obviously...

    what effect greek travel

The main difference I can see between the 2 covers is the higher excess. The claim value varies as it does with many such policies. Allianz is the underwriter of the visa one so it isn't a back yard operation but sure people should read the fine print and purchase a separate cover if they...

Six figure deposit and want to get into Sydney property market

Many South Western suburbs haven't had the excessive growth of the North West so IMO they could have less room to fall in a downturn, but Glenfield is not one of those suburbs ( its already too expensive) Ingleburn (which is next to it) offers better value IMO and particularly for...

Six figure deposit and want to get into Sydney property market

The infrastructure spending has already been priced in (property prices increased for this reason). Schofields is in a flood zone, when we have heavy rains you will be looking to find your underwater house. There are some high streets but I think they've already been sold out. IMO not in the...

Is this a crazy idea? Advice wanted...

Hopefully you know the risks associated with commercial. Personally I wouldn't be stretching my finances to buy a commercial property in a state which has been hit by the mining downturn. I'd want to have a good buffer in case I suffer a long vacancy.

    what effect greek travel

I usually pay with my Visa Credit card which offers free insurance. Otherwise I found webjet cover is good. Or people can buy insurance from HCF, Bupa etc but they are more expensive. Here is an idea to save a few $. My brother who travels with his wife overseas for months, he pauses his...

    what effect greek travel

I've been following this subject in detail because I will be traveling there in August. It is unlikely that they'll let the country switch to another currency overnight. If they were to switch currencies, there will be capital controls and those have not been introduced yet, so I wouldn't worry...

    Which Charity(ies) to donate to?

Hi willister Good thinking mate. I recommend cancer council donations for cancer research, then my other favorites are the Salvos, Multiple sclerosis society, Fred Hollows foundation, heart foundation, the kids cancer project, etc etc. There are hundreds of different ones, it depends on...

Six figure deposit and want to get into Sydney property market

DEFINITION of 'Boom And Bust Cycle' A process of economic expansion and contraction that occurs repeatedly. The boom and bust cycle is a key characteristic of today’s capitalist economies. During the boom the economy grows, jobs are plentiful and the market brings high returns to investors. In...

Six figure deposit and want to get into Sydney property market

I'd agree if it was part of your investment strategy. and if you were at the end of a bust cycle and not at the end of a boom cycle. Holding multiple properties at the end of a boom cycle is only going to give you pain and suffering for no short term benefit. IMHO

Six figure deposit and want to get into Sydney property market

Mick How do you know that prices won't fall? I can think of a few potential causes. At present APRA wants banks to limit investor loans and to not discount them. At the same time the government could come up and ask us to defer -ve gearing losses for when we sell the IP...

Six figure deposit and want to get into Sydney property market

Rob If its only an investment I'd say b) However, the problem with b) is what are you going to do with your cash while you wait? If I were to go for a) I'd buy a cheaper property yielding around 4-5%, Perhaps a unit or a t/ house on the SW suburbs (where the growth hasn't been excessive)...

    too many IPs

Personally I found that doing my tax returns was the biggest headache. I wouldn't want to have more than a dozen IP's but the actual number would depend on my investment strategy and not on what I prefer.

    PM proof of inspection

Yes all inspections should be supported by dated photos but it depends on the PM. Not all of them offer this service and some only offer a periodic inspection report. Keys should also be photocopied and numbered and the tenant should be signing the photocopy because later they can deny...
