    not strict 40 kms, that was just a rough guide..In better words, looking at the end of Metropolitan rail line in Melbourne which is roughly 40-50 kms from city centre..hope it makes sense..South east because east is too expensive..West I don't prefer and I have little knowledge of outer north...

    not much land left in Lyndhurst..two new developments are the Golden Elm and the one I am talking about..The golden elm has tiny blocks, under 200sqm while this one has bit bigger, more than 300SQM lots..don't know much about Doveton but will check it out..

    thanks guys..I also think I should just hang in there for few years..just that I can't buy more properties..My PPOR is performing well and I borrowed the deposit for IP on equity..Now don't want to borrow more on PPOR...do people borrow for deposit for more than one IP if their PPOR is doing well?

    I bought in Broadmeadows and quite happy with tenant/rent etc. Mine is close to station and shopping complex. No dramas so far. Only thing is that I was novice and paid bit too much. So make sure you negotiate. I will be in for a long term so hopefully it will get better with time.

    Hi Guys, Quick question. PPOR - 350k owing IP1 - two loans 1. 45k (equity loan from PPOR?) 2. 315k Now if I want to borrow more and calculate equity on PPOR, how does this work? If valuation comes say 480k - The equity is 480 - (350+45) = 85k Is this correct?
