just a quick question on where i stand on this.
last friday night my PM calls ands says that your tenants have reported that the HWS is not working and they need it by monday ( Long Weekend ) I say fair enough i will contact my leco and and call you back .
Called the PM back...
This F/Y coming to an end and like everyone looking to maximize deductions !
An IP I own needs new gutters as they have rusted out pre bad .
If i get them replaced and get the company to state on the invoice that the old gutters were in need of repair will the new gutters be written off or...

I would most definitely stay away from any suburb near the UNI
a lot of people i know CAN NOT lease their IP in those areas !!
One person i know has an 8 bedroom uni house in the area and has only
had 3 people in their for months !

Just keeps me afloat whilst I manufacture equity
I also do believe the buy and hold won't give me the jump start in capital
That I need but I can definetely see the passive route advantages as I get older and have more equity behind...

So far my strategie was to create instant equity via Reno and Buy below MV
And it has worked a gem to date !
But now with a little more capital behind me I am definetely willing to pay more
To purchase in such areas and let time do its magic
