Strong Growth in Brisbane

Hi, I am in the process of buying a property in Redcliffe area. I think the Redcliffe area has a lot of potential for price growth as it is closest area to Brisbane with beaches. Can I get your opinions on Redcliffe area.
 
Previous appraisal on a bris property in July 07, got one done again recently July 08 and got a +25% increase. I've done some reno on it since July 07 but didn't spend anywhere near that increase amount.

This month's API runs a feature on Redcliffe and talks it up. Its been mentioned a fair few times and looks like a safe bet. I think a couple of the profiled senior investors in this month's mag also hold property in Redcliffe. It used to be nicknamed Deadcliffe by local Brisbanites, but that's a stigma it can probably shake off with time.

I also expect steady if not explosive growth in redcliffe. It just ticked all my boxes:

Good rental yield
Close to beach
Lifestyle suburb (or it is on the way to become one)
Accessible to a capital city (30-40 min drive? not that much)
New Infrastructure projects / Money being pumped in
(If the Govt announces plans of a new train line, and it will surely, just a matter of time, the prices will really rock)

I also think Beenleigh is a very good buy at these prices especially because of its strategic position between Brisbane and Gold Coast.

Neither are areas I buy in myself but I like your reasoning.

Gold Coast and Brisbane will grow into one big megalopolis its inevitable. Try looking for coastal land in between? Or closeish to the water anyway.
 
And Nudgee Beach on the northside, not to mention Shornecliffe, Sandgate and Brighton (all of which are closer to the CBD than Redcliffe).

I am not from Brisbane and haven't seen the areas you mentioned. But I did some research and I believe that though there are bayside there is no beachfront in Shornecliffe, Sandgate and Brighton. Let me know if I am wrong.

There's actually a beach under the story bridge ;)

Personally I think you need to go to Caloundra or Southport for the closest decent beach.
 
Rixter, Is there a beach in Wynnum where one can go and swim?
Don't think so.

Is their one at Redcliffe , arguably not.

Thats a comment from 15 years of living there.
I must mention that Ihave been spoilt with choices and wont swim in murky water with a dodgy bottom

And actually there is a beach at Wynnum, but I wouldn't swim there either

Gotta say I agree with Dave on this one!! :D

To get real proper sandy beaches, you have to head to the Gold Coast or the Sunshine Coast - anything on Moreton Bay could not truly be classified as a proper sandy beach - most of it is mudflats with sandy pockets here and there. Sure, Redcliffe has some sand, as does Nudgee, as do a number of other little pockets up and down the coast e.g. at Lota and Raby Bay (we even have a beach within walking distance at Mooroondu Point!) Mind you, it doesn't stop the locals (adults and kids alike) from swimming there! :eek:

I agree with Dave's comment about 'murky water with a dodgy bottom'. Personally, I'd prefer to stick with the swimming pool in my own back yard!

Yeah Dave its a fantastic spot. People everywhere like you say on weekends.

I stay directly opposite over looking it each interstate property trip into Brisbane. Have done for a number of years now.

Last visit there the BCC were spending $millions on a foreshore makeover.
 
Yes. I agree. There are no true sandy beaches in Brisbane and the closest are Sunshine coast and Gold Coast. But, probably the closest to being called a "sandy beach" will still be Sutton beach and Margate beach of Redcliffe peninsula.

As I mentioned that I am not from Brisbane and am an investor looking for beachfront houses, I tried getting information from the web and cam across numerous websites that said "Redcliffe’s sandy swimming beaches are the closest to Brisbane" like these ones.
