Suggestions on Strategy

Hi All

Looking for the right strategy from a selling perspective what may achieve the best outcome. Need some advice.

Property in Kardinya/Perth, corner lot which will be sold off as 2 blocks.

Submission for approval for this currently with WA Planning, expect to receive approval of this subject to demolishing etc. by the end of this month.

Tenant in place, lease expires on 20 September.

Should I try to sell the 2 blocks prior to demolishing? Perhaps saving money on holding costs

or

Should I sell once the house has been demolished, place fencing up and therefore prospective buyers can view the site and have a better perspective of what it looks like and perhaps what they can achieve and even bring their builder the site. I could also possibly achieve higher price.

I would still not be able to settle until titles have been issued.

Various agents are giving me conflicting information.

My personal view is that I should wait, demolish and then place on the market, while waiting for the titles.

Hope all makes sense, any thoughts, anyone gone down this road??
